Ch 13 – Creditor's "Out of the Plan," but does not pay?

I am a property manager for homeowner association. One of our unit owners has filed Chapter 13 in federal court and the plan says, on the bottom, that's our club "current and paid outside the Chapter 13 plan." The Thing is, we are not always paid by the unit owners. We can still state court (Florida) go lien or do we file our claim to the bankruptcy court to say that the unit owner is not currently go. Thank you!

You must report to the Chapter 13 trustee, before it is unloaded.
